The following items are completed during a Heating or Cooling Maintenance Tuneup:
- Clean the outside condensing coil
- Clean evaporator coil if accessible
- Check operating pressures
- Check for proper refrigerant charge and possible leaks
- Check for evaporator superheat / subcool
- Check temperature at the return and air supply
- Clean condensate drain
- Lubricate all moving parts where accessible
- Check belt and adjust tension
- Check and recommend filter maintenance schedule
- Check all safety controls
- Check voltage and amperage to all motors
- Check the operation of the compressor contractor
- Check start capacitor and relays
- Check all wiring and connections inside the unit
- Inspect thermostat and adjust if necessary
- Check electric heat package (heat pumps)
- Wax the outdoor unit to protect finish if not rusty
- Clean the flue pipe and check for proper draft
- Clean pilot and gas burner for proper operation
- Do CO test (gas furnaces)
