Cleaning & Inspection of Equipment As Detailed Herein, 10% Discount on Service Calls for One Full Year, Guarantee of No Overtime Rate



The following items are completed during a Heating or Cooling Maintenance Tuneup:

  1. Clean the outside condensing coil

  2. Clean evaporator coil if accessible

  3. Check operating pressures

  4. Check for proper refrigerant charge and possible leaks

  5. Check for evaporator superheat / subcool

  6. Check temperature at the return and air supply

  7. Clean condensate drain

  8. Lubricate all moving parts where accessible

  9. Check belt and adjust tension

  10. Check and recommend filter maintenance schedule

  11. Check all safety controls

  12. Check voltage and amperage to all motors

  13. Check the operation of the compressor contractor

  14. Check start capacitor and relays

  15. Check all wiring and connections inside the unit

  16. Inspect thermostat and adjust if necessary

  17. Check electric heat package (heat pumps)

  18. Wax the outdoor unit to protect finish if not rusty

  19. Clean the flue pipe and check for proper draft

  20. Clean pilot and gas burner for proper operation

  21. Do CO test (gas furnaces)
